助理工程师（土建）

Purpose of Job岗位目标： ・Responsible for the maintenance, modification and upgrading of the building structure of the project. 负责项目建筑结构的维护、改造和升级工作。 Major Responsibilities and Objectives: ・ Assist in completing the annual budget. 协助完成年度预算编制； ・Supervise and manage the daily work of subordinates. 监督并管理下属的日常工作； ・Be responsible for project management, maintenance management, defect rectification and installation. 负责项目管理、维护管理、缺陷整改及安装工作； ・Be responsible for supervising the management of bidding, contract and storage room. 负责监督招标管理、合同管理及仓储管理； ・Recommend maintenance strategies to ensure that all equipment and building structures are in good working order. 提出维护策略建议，确保所有设备及建筑结构处于良好运行状态； ・Review and control the tenant's decoration drawings to ensure that tenants comply with relevant building laws and regulations. 审核并控制租户装修图纸，确保租户遵守相关建筑法规； ・Review engineering drawings. 审核工程图纸； ・Be responsible for communication and cooperation with relevant government departments. 负责与相关政府部门的沟通协作。 Major Tasks & Activities: 主要工作： ・Participate in the team to check all curtain walls, logistics passages, elevator halls, public areas, toilets, stairs, outdoors, roofs, landscapes, pools, etc., before the project is opened, and report the defects. 参于团队对项目开业前对所有幕墙、后勤通道、电梯厅、公共区域、卫生间、楼梯、室外、屋面、景观、水池、等进行查核，汇报缺陷情况； ・Participate in the team inspecting the site and report the defects. 参于团队对场地进行验收，汇报缺陷情况； ・Participate in the team to inspect the curtain walls, partition walls, ceilings, floors, doors, windows, door locks, etc. of the leased area before being handed over, check whether they are consistent with the lease drawings, and report defects and inconsistencies. 参于团队对对未移交的租区的幕墙、隔墙、天花、地面、门窗、门锁等进行检查，核对是否与租赁图纸一致，汇报缺陷及不一致情况； ・Assist superiors in formulating a list of defects. 协助上级制定缺陷清单； ・Participate in the team to follow up and monitor defect rectification and formulate the elimination report. 参于团队对跟进和监察缺陷整改情况，汇报消项情况； ・Participate in the team to plan and design the renovation of the leased area/public area/back-of-house area, coordinate the production of detailed design drawings, and technical disclosure (architecture, structure, decoration) 参于团队对租区/公区/后勤区的改造规划设计，协调深化图纸制作，技术交底（建筑、结构、装饰）； ・Participate in the team to conduct feasibility studies on the renovation (architecture, structure, decoration) of leased area /public area/ back-of-house area, provide plans, and conduct research reports. 参于团队对租区/公区/后勤区的改造（建筑、结构、装饰）可行性调研，提供方案，调研报吿； ・Participate in the team to prepare tender documents, tender procedures, construction supervision, organization of acceptance, completion and payment process for the renovation (architecture, structure, decoration) of the lease/public/ back-of-house area. 参于团队对租区/公区/后勤区的改造（建筑、结构、装饰）进行招标文件制作、招标程序、施工监督、组织验收、完工和付款流程； ・Participate in the team to hold design and construction meetings with tenants and their teams, review the renovation and second installation (architecture, structure, decoration) drawings submitted by tenants, and provide review feedback to tenants on time
